Manhattan Project ​to Expand Operations with New Brewing Facility Announced

​Dallas-based Manhattan Project Beer Co. is preparing to significantly expand its brewing capabilities with a newly announced 90,000-square-foot facility in Mesquite,​ Texas.

The project, led by Dallas developer Simple Development Partners, will provide Manhattan Project with a state-of-the-art manufacturing and distribution space to accommodate future growth while preserving its current taproom in West Dallas. The Mesquite location​ — located 17 miles east of the brewery’s current location — will serve as the company’s primary production site, supporting brewing, packaging, and logistics operations.

“We’re incredibly thankful for the support we’ve received in West Dallas, and we’re equally excited to build something meaningful in Mesquite,” said Karl Sanford, co-founder of Manhattan Project Beer Co.​ in a press release.

“From day one, we’ve built this company with purpose, quality, and connection at the core, and we’re excited to bring that same energy to Mesquite,” added Misty Sanford, Co-Founder and CRO.

City officials see the brewery’s move as a boost to broader revitalization efforts in Mesquite. 

“Manhattan Project brings another unique and growing business to our community,” said City Manager Cliff Keheley. “We are excited for the opportunity this project will bring to revitalize a nearby neighborhood and enhance one of our restaurant and entertainment districts.”

The facility was made possible through a public-private partnership between the brewery, Simple Development, and the City of Mesquite. Special zoning approval was granted to accommodate the mixed-use nature of the project, which combines light manufacturing, distribution, and potential showroom or retail elements.

“This is a rare chance to lease Class A industrial space in a walkable corridor near parks and trails,” said Stephen Graham, managing partner at Simple Development. “We’re excited to deliver a modern facility for Manhattan Project while creating an opportunity for another great company to join them.”

Construction on the facility is expected to be completed by the first quarter of 2027.​ The remaining 45,000 square feet of the Class A facility will be available for lease, with Simple Development seeking a second tenant for the space. The site offers immediate access to major transportation corridors including Interstate 635 and U.S. Highway 80, as well as proximity to the Heritage Trail.
